From Empty Units to Serving Coffee – More Than Just a Shop Fit-Out

Walking into a newly opened coffee shop, most people see the finished product – fresh coffee, comfortable seating and a welcoming atmosphere.
What they don't see is the months of planning, coordination and problem-solving that happen behind the scenes to make opening day possible.
Over the past few months, I had the opportunity to manage the delivery of two new Black Sheep Coffee stores at Lakeside Shopping Centre and Derbion Shopping Centre on behalf of my client.
The role of project manager
As Project Manager at Iconic Project Management, my role was to coordinate the project from design approval through to Consent to Trade, ensuring every stage was delivered successfully.
Although each store was relatively modest in construction value, they were technically complex projects involving multiple stakeholders. Working within live shopping centres meant every stage required close collaboration with the client, landlord, designers, contractors and specialist suppliers.
This is where Iconic Project Management adds value – bringing all parties together and keeping the project moving towards a common goal.
From obtaining landlord design approvals and coordinating statutory submissions, to managing construction, commissioning and the final Consent to Trade process, every milestone depended on many different parties working together.

When the project is approaching completion
As the projects approached completion, attention shifted from construction to compliance. Compliance certifications, fire safety, water hygiene assessments, signage approvals, commissioning records and close-out documentation all had to be coordinated before the stores could begin trading.
Many of these activities are invisible to customers, but they are often the most critical part of a successful retail project.
One of the most rewarding aspects of project management is bringing together different parties with different priorities and keeping everyone focused on the same objective.
At Iconic Project Management, we see our role as more than simply managing the construction programme.
It's about coordinating people, resolving issues and helping our clients navigate the entire delivery process. Clear communication, proactive risk management and timely decision-making helped resolve issues quickly and kept the projects moving towards opening.

The result of team effort
Seeing customers enjoying their coffee on opening day is always satisfying, knowing how much work took place behind the scenes to make it happen.
A big thank you to everyone involved. It was a great example of what can be achieved through collaboration.
Another successful delivery by Iconic Project Management, and I'm proud to have been part of the team.
